I have two fully furnished double bedrooms to rent in a warm, clean, friendly shared house in a great location, on Warwick Street in the centre of Leamington Spa; the house is within close walking distance of all the shops on the parade.
Both bedrooms are to the rear of the house (on the 1st and 2nd floors overlooking the garden) and both have a quiet and private aspect to them. There are two TV sockets in each bedroom with excellent TV reception if you want your own TV in your room.
To the front of the house, on the ground floor, there is a large sunny living room with curved bay window. This contains the main TV for the house which include Freeview and BT Sport channels (for Premiership Football & Rugby and other sports). Next door is a separate dining room (more a second living room and study) and off that a large kitchen with a dining table, washing machine, tumble dryer, dishwasher, electric cooker and Fridge/Freezer. In total 4 people live in the house and share the communal areas. The house has BT Infinity unlimited Wi-Fi Broadband.
On the first floor there is shared bathroom relatively recently redecorated. This has a bath and overhead shower, washbasin and toilet. There is second separate toilet next door.
At the back of the house there is a patio garden with grass and a detached garage (useful for storage of bikes and other stuff).
The rent for each room is £355 per calendar month excluding the cost of any bills. In addition to the rent, £66 per calendar month is paid for the council tax, water rates, TV license and Wi-Fi broadband. In addition there are quarterly Electricity (for lighting) and Gas (for central heating) bills; during the winter months Gas and Electricity Bills come to about £45 per person. So during the winter months total Rent and all bills is estimated at £466 (less in the summer when heating is not required).
There is also a one-off charge of £24 to register your refundable security deposit with MyDeposits as required by the government deposit protection scheme.
I pay for a professional cleaner who cleans all the communal areas of the house once a fortnight. This ensures the house is kept clean and tidy.
