The extra bedroom I have in the house is for potential guests that I have and is not used for extra lodgers.

The house is in a peaceful and quiet location on the Leamington/Warwick border with easy off road parking available, and is a 25 minute walk to the centre of Leamington Spa, or a 30 minute walk to the centre of Warwick.
All bills are included in the price of the room rent and include fast Wi-Fi and use of the washing machine, and use of all common areas.
All you have to provide is your own food, washing machine liquid, and personal toiletries.
The house has 2 dining tables, large smart TV, underfloor heating downstairs, smoke detectors, CO detectors, a modern well equipped kitchen with sink, private fridge, shared space in the freezer, washing machine, oven, hob, storage cupboards and microwave. All crockery, cutlery, glassware, pots and pans etc provided. Plus iron, ironing board and vacuum cleaners, cleaning materials etc.
Energy Performance Certificate rating of house is C, with potential to be a B.
I am a self-employed, friendly and approachable professional, and I work from home.
There is a bus stop (route no 1) 8 minutes walk away heading to either Warwick or Leamington Spa. The local pub is 15 minutes walk away.
Professional person wanted who is consciencious, clean, tidy and friendly and will be responsible for keeping clean their bedroom, bathroom and their use of any shared areas in the house.
There is a comprehensive lodger/landlord agreement that will need to be signed that protects both parties.
