2 doubles in huge Regency house, w/ young pro

On 15th November (no flexibility on this I'm afraid), two lovely and bright double rooms (fully furnished, with big in-wall wardrobes) will become available at an absolutely stunning Regency House in Leamington Spa.

My housemates are moving in with their respective partners - and so will be leaving at the end of our current tenancy - on 14th November. The Landlord has offered to extend the tenancy for 12 months, with a 6 month break clause. You would need to do all the standard Estate Agency faff with referencing etc, but would be on the contract. The deposit is £450 per room. Bills are about £120 all in

Bit more about the house:
- Genuinely one of the nicest, best value places I've seen in Leam. Downstairs has a huge living room, with double-doors opening up to a similarly large dining room/ hall/ reception thing. Big Kitchen, utilities room, storage room and downstairs loo - and also a little garden/ patio area for summer barbecues and failed pot plant experiments (don't ask!).

Upstairs has a shared bathroom for the two rooms (I have an en suite), with a big landing and airing cupboard. The rooms are both big doubles of pretty much the same size (rare in Leam) and come furnished, with large in-wall wardrobes (my gf tells me I can't call them 'walk-in' - although I reckon you could do it, if you were so inclined!).

Location is corner of Russell Terrace and Willes Road - so 5 minutes from the parade - ideal, particularly now the Sainsbury's local has just opened round the corner! The house comes with one allocated parking space, but there's so much free parking in front of the house that this isn't really used.

Bit more about me:

I work at Warwick Uni overseeing their Political and Government Relations, which means I work a lot, including evenings in London a fair bit. I'm very tidy, clean and considerate - and expect the same from my housemates. That said, I am always up for socialising in Leam - am very approachable (it is my job after all), and enjoy both having friends round and meeting new people - so this is a very open and homely house.

What I'm looking for:

A professional - earning enough to pay the bills and a cleaner a couple of times a month. Must be tidy and properly clean, so no eternal students please. Finally, friendly, fun and interesting!
