Large double room to rent in a modern, semi detached property in North Leamington
The property is located in a nice, quiet area of north Leamington. Only a 10min walk into the centre of town, it is also only a few minutes walk to the nearest bus stop.
The room is fully furnished with double bed, large wardrobe, bedside drawers, desk and table.
The occupant has shared access to the modern bathroom, kitchen (including all utensils) and living room. The latter has widescreen TV, DVD player, freeview box and Netflix etc.
Access is free to wireless broadband, Hi-Fi etc
This is an arrangement to live with the landlord. I am an easy going, clean and tidy professional. Non smoker myself but would be happy to rent to a smoker as long as they smoked outside.
I require a quiet, easy going, clean and tidy tenant, either male or female.

Rent: £400/month, all bills are included in the rental except phone calls.
A deposit of £200 is required up front. This will be refunded at the end of the contract, subject to the room being left in a good clean condition
Update: I am about to have the bathroom renovated and everything in it replaced. The monthly rent will be reduced during this period commensurate with the inconvenience casued.
