Description

The House:
It is a newly refurbished home comprising one double room (single occupancy) and three single rooms. All rooms have new clean mattresses and protectors, locking doors, adjustable heating, wardrobes, chests of drawers, and mirrors. All rooms are for single occupancy, though occasional visitors can stay overnight, subject to fair use T&C's.

The comfortable living room has a 55” Freeview TV, firestick and Virgin Unlimited 250Mbs Wi-Fi.

The spacious kitchen-diner has a second 55” TV and firestick.
The kitchen is fitted almost exclusively with brand-new, high-capacity equipment, such as an American-style fridge freezer, washing machine, tumble dryer, toaster, microwave, and kettle. The cupboards are easily wipeable and boast lots of storage.

The spacious garden has a patio area with a table and chairs and room for a BBQ (not included). The enclosed garden has secured bicycle rings and space for a small motorbike.

There is a second toilet and wash basin downstairs.
The house and garden are just having finishing touches therefore, photos may not do them justice.

The Area:
A convenience store and takeaways are within 100 metres. Elliot’s Field and Tesco are a short walk away. There is on-street parking outside and a bus stop nearby. The train station is three minutes away on foot; the town centre is up to 10 minutes. Trains run regularly to Coventry (10 mins), Birmingham (30 Mins) and London (49- 90 mins). The motorway is a few minutes by car.

The Deal:
The contract is for six months, then defaults to a monthly periodic contract. The deposit is secured in the deposit protection scheme. A credit check, references from employers, previous landlords (if applicable) and proof of income will be required from successful applicants. 'Right to rent' documentation with a minimum of one year remaining required.

The landlord is responsible for all household bills, including broadband and council tax.

The Atmosphere:
Spacious, friendly, clean and tidy, no really! this is the cleanest rental that you will every see. Please only apply if that is something you are prepared to help maintain. Landlord will leave you to enjoy the house though usually responds within two hours if there are any issues. Currently three rooms are occupied by gentlemen.

Ideal tenant:
A 30 - 58yr old professional (office worker or trade), who prefers a tidy and clean house. Who can be sociable but appreciates that others may work shifts and need quite and privacy. Has good command of English. No preference regarding culture, race or gender.
