The House:
It is a refurbished home to let with one double room and three single rooms, with nearly everything new.
All bedrooms have locking doors, adjustable heating, wardrobes, chests of drawers, and mirrors.
The comfortable living room has a 55” Freeview TV and unlimited use 250Mbs Wi-Fi.
The spacious kitchen-diner with a second 55” TV and firestick.
The kitchen/ diner is fitted almost exclusively with new, high-capacity equipment, such as an American-style fridge freezer, oven & hob, washing machine, tumble dryer. The cupboards are easy clean and boast tons of storage.
The garden has a patio area with table and chairs, room for a BBQ, bicycle rings and space for a motorbike. The garden is due for upgrades in summer.

All rooms are for single occupancy, with occasional overnight visitors.

There is a bathroom on the first floor and a separate toilet downstairs.

The Area:
A convenience store is 100 metres away, though Elliot’s Field and Tesco are a short walk away. There is on-street parking outside. The train station is three minutes away; the town centre is up to 10 minutes. Trains run regularly to Coventry (10 mins), Birmingham (30 Mins) and London (1hr). The motorway is three minutes by car.

The Deal:
The contract is for six months, then defaults to a monthly periodic contract, which can be terminated without fault by either party giving six weeks’ notice. The deposit is secured in the deposit protection scheme, with a free arbitration service to solve any potential disputes independently.

The landlord is responsible for all household bills, including broadband.

The Atmosphere:
Spacious, friendly, clean and tidy. Landlord will leave you to enjoy the house though be attentive if there are any issues.
