Note this is to rent an extremely large bedroom with sitting area, computer area, built in wardrobes.

Quiet house, with quiet location from traffic noise, opposite a large park, 2x gyms, 4min walk to local pubs, free parking front and rear of location, 3mins walk to nearest coop.

Guests can stay a max of 2 nights per week, for a maximum 2x a month (4nights total per month)
No kids (u18) allowed after 9pm

Rent paid monthly and on wishing to move out a month's notice required.

On day of moving out- then renter's deposit is applied for after room checked. Deposit can take upto 4 weeks to refund after lodger/tenant/couple, has moved out.

Walls are not to be drilled, painted, altered.
Carpet is not to be removed or replaced by tenant.

Any and all damage is paid for by tenant/lodger/couple.

When there is a cleaner, a cleaner will have access on a certain day 1 day a week to vacuum the room
