Double room in modern home, Leamington Spa/Warwick

Hello! We have a double room available on the top (2nd) floor with lovely views of the canal. The room has a double wardrobe, a double bed with comfy mattress, a large window with sunlight all morning and the room is spacious enough for a desk, if you have/need one (the one in the picture is the previous lodger's). The house is very spacious, clean, tidy and you will share the top floor bathroom with one other person.

• Quiet residential neighbourhood with beautiful canal-side location
• Only a 5-minute drive to both Leamington and Warwick, we are located on the outskirts making it easy to access both
• 15/20 min drive to JLR & Aston Martin
• A 4 minute walk to McDonalds, Lidl and Sainsbury's with Morrisons a bit further down the road
• Stratford-Upon-Avon, Birmingham, Oxford, or even the Cotswolds are also just off the motorway

In the house we are a designer, engineer and a web developer with ages of 30 - 31. We are looking for someone who is kind, clean and tidy that would like to join our home. We are a friendly bunch and enjoy each others company, but equally like our own space too. During the week it is a fairly quiet and relaxing house, so we would be looking for someone with conventional working days/hours so that we are all on a similar schedule and don't disturb others.

We like to do an occasional house dinner/film night/board game night together, so we would like to welcome someone into this group that would be happy to do the same and/or has similar interests.

- Large bi-fold doors to open onto lovely garden with outdoor sofa and BBQ. Also, right outside the back gate is a lovely stretch of grass along the canal where we often picnic/have drinks in the summer
- Plenty of road-side parking available

Deposit is one months rent at £725. Rent includes all bills including council tax and Wi-Fi.

We are quite flexible on the move-in date and are just looking for the right person to fit into our group, rather than rent out the room as soon as possible.
