A Comfortable Stay: Temperature-wise, Your top floor is the best in the property; warm in the winter and cool in the summer. We ensure comfortable living and plentiful in facilities eg. Nice modern luxurious tech (see below) and many double wall sockets and extensions.

- Frequent Visitor/Guest Stays. We can discuss this, but if you require visitors to frequently stay the night, we may need to charge for this (around £20 per night).
- If you wish to try us out whilst visiting the area, in preparation for, or prior to, your job move, we may be able to accommodate you (eg.£60 - £150 per night depending on your duration).

ACCESS
Park your car alongside the Front Porch Entrance with shared stairway (see pics), we'll rarely need to use the Porch.

- Furnished Roof Terrace (shared), with front & back Gardens due to be landscaped.

---- WHAT MAKES US DIFFERENT ---
WE KNOW WHAT IT'S LIKE TO RENT
- We know what it's like to rent; we've rented for 10+yrs (1993 to 2005).
- We've had some bad landlords.
- We've had to travel and move around ourselves.
- We've had a long distance relationship.
- We've had lodgers in our advertised Top Floor for some time now (since 2013); so are experienced with your needs. We improve & evolve the space with each lodger.
- Simply call us and let's chat!

ABOVE & BEYOND LANDLORDS
- MEALS: On occasion, Steve & Bec have given meals to our lodger to try. Steve's infamous Lasagne and Tubs of Italian Sauce (he has Italian heritage), Chicken Katsu Curry, Delicious Jacket Potatoes, Chocolate Eclairs, Rice Pudding amongst other dishes. We've also on occasion bought Chip Shop / Takeaway as we were out & about.
- We've also shown previous Lodgers around the region and shared day trips.
- We've also given or lent various day-to-day items (sellotape, printing, car-screenwash etc).
- We've given advice and helped with many life situations (Selling a broken car, Finding & Tapping into Local Groups, How to Manage HMRC issues, Employers, Visa Applications etc).

... so there's much more to us than simply 'The Accommodation Space'. 😉

SAME-DAY FIXES AND SECURITY
- As we live on-site, any issues/maintenance can be fixed & resolved quickly (usually instant/same day).
- Plus, Lodger's have said it's reassuring that someone is nearly always at home all-day every day.

---- WHAT IT’s LIKE TO LIVE HERE ----
OUR FAMILY PROFILE
- A decent working family (Mum works in HR/Health & Wellbeing for a large firm, Dad runs own Marketing & Business Consultancy).
- 11yr old boy, 9yr old girl (EVERY Lodger has liked them and commented on how lovely, well-behaved and quiet they are).
- Both children are at full-time school and go to bed around 8.30pm/9.45pm Sun-Thurs and 9.45pm-10.45pm Fri-Sat.
- Lovely & gentle Dog/Puppy (6months old as of Aug'19).

SOCIALISING & HOW OFTEN WE'LL SEE EACH OTHER
- We'll probably see each other come & go on an almost daily basis.
- We tend to live quite separate lives.
- You may be a more sociable lodger or someone who prefers to keep themselves to themselves - either is great with us!! 🙂
- Social engagement ... we'll invite you to socialise on occasion, on past experience: typically once or twice per quarter eg. If we're having friends over for a get together (2 to 3 times a year), or if there's an event we're attending (2 to 3 times a year) ... Of course, it's at your discretion to socialise etc. and either is fine with us. :-)

- Great if you don't want unpredictable or careless housemates; 'just us' as a quiet family who owns their own home.
- Great if you don't want to be totally by yourself in a property and with someone to say "hi" day-to-day.

VISITORS, PARTYING, NOISE ETC
Absolutely no big party'ers / troublemakers, as this is our family home. We have the occasional 'small party' or 'get together' around 3 times a year (eg. Christmas, Easter, Summer, Birthdays, Catch-ups).

GUESTS
Based on past experiences, occasional guests and occasional overnight guests are welcome BUT upon our PRIOR consent! eg. Typically 1 or 2 visits/nights per month, with additional further cost per stay (up for discussion eg.£20per night - we have some good reasoning).

SMOKERS
This is a non-smoking family home. Non-smokers are our preference (absolutely no smoking inside the house; for many reasons).

PETS
We're willing to discuss a small Pet; though no cats sorry due to allergies.
