2. Rental Terms

Long-Term Rental Option for Non-Students:
12-month minimum, up to 18 months maximum, with the possibility of extension on a fixed-term basis.
Council Tax is not included and will be the responsibility of the tenants to inform any change of student status.

5. Tenancy Requirements
5.1 Eligibility
Students: Must be registered at Swansea University for the entire tenancy.
Proof of Status: Valid passport, student ID, and official student status letter required.

5.2 Payments
Rent & Bond: Payable every 4 weeks (28 days) via PayPal.
Rent Rates:
Double Occupancy: £525 per room (per 28 days).

Small Bedroom with En Suite: £285 (per 28 days).
6. Most Important : (Cleaning & Hygiene)
Communal Areas:
Tenants must keep the kitchen, bathrooms, Hall stairways and lounge clean and tidy at all times.
Rubbish Disposal: Must be placed in the bins at the rear of the house. Under no circumstances should rubbish be stored in the kitchen area to avoid vermin ..
Maintenance:
If communal areas are not maintained, professional cleaners will be hired at the tenants’ expense.
7. Additional Information
7.1 Smoking & Pets
Strictly Prohibited: No smoking or pets anywhere on the premises.
7.2 Insurance
Property Insurance: The house is fully insured.
Personal Belongings: Tenants must arrange their own contents insurance.
7.3 Room Condition
Redecoration: All rooms have been fully redecorated and sanitized prior to move-in.
