The house is basic with double glazing car parking fully fitted kitchen washer dryer American type fridge freezer two bathrooms one with walk-in shower ground floor another bathroom 2nd floor with bath.
Current students will be leaving 2 july 2024 , the house will then have deep clean and some decorative works done to freshen up the house .
The rooms are for single occupancy & double occupancy ,
room rental to be negotiated !
The house complies with HMO Regulations the house comes with FREE EMERGENCY heating breakdown cover plus plumbing cover and electrical cover with British Gas. .
Bills electric and gas are on a pre-paid meter - water bill read every 6 months and is divided between the rooms.
* Anyone* who leaves , the meter reading must be taken & inform me 1 week before departure.
So I can get a bill generated to be paid.
Bond will ''not'' be returned till water bill is sorted out.
WIFI is at the property, however, is the current tenant's WiFi and this will need to be arranged with them or your selves.
The rental is for a min period of 8 months rolling and the rent is fixed (so no increases as Per contract signed) and held by student,
Full Id is required and conformation of student status. copy of passport & student ID.
The house is fully covered with a service contract which is free with British gas.
This covers the heating and plumbing and electrical. this cover also covers the washing machine in the event it breaks down and covers the fridge and tumble dryer.
This property can only take students who are registered with the University of Swansea, one person one room policy only. unless otherwise stated as per contract as a double occupancy as per rent
No pets or smokers,
One month's notice to be given on vacating the room either way.
A walk-in attic room for storage Only
House is fully insured. but you will need your own insurance for personal items .
Car parking back and front. best apply for parking permit . the house has rear parking.
Please note : student status must be active for the complete duration of your stay. Other wise council tax is payable

Doubles / couples occupancy @ £525.00 per room per 28 days: this reduces TO £500.00 after 8 months
Single occupancy £325.00 per 28 days & also reduces after 8 months to £310.00 PER 28 DAYS .
PLEASE note the ** HOUSE** WOULD SUIT A GROUP AND HAS BEEN LET PRIOR TO GROUP OF INDIAN STUDENTS WHO ALL KNEW EACH OTHER makes matter easier .
**House notice** must be read and is **in the hall way** as these are the house requirements. for safety etc
New Tenants to complete signed short 8 month hold tenancy agreement as to the above terms & description above:
Bonds will not be refunded till house and water bills are paid .
