2. Rental Terms
Minimum Stay: 11 months (no short-term lets available).
Rental Contract: 11-month rolling contract, with a fixed rent for the entire duration agreed upon signing.
Notice Period: One full month’s notice required to vacate.
Long-Term Rental Option for Non-Students:
12-month minimum, up to 18 months maximum, with the possibility of extension on a fixed-term basis.
Council Tax is not included and will be the responsibility of the tenants to inform any change of student status.

3. Location
Proximity to Swansea University: 15–20 minutes’ walk.
Access to Town Centre: Approximately 5 minutes on foot.
Transport Links: Close to a student bus route for Bay Campus.

4. Property Features

4.1 Accommodation
Rooms:
Double or single occupancy rooms (rental terms negotiable).
One smaller bedroom with an en suite bathroom.
Attic (storage only) plus a cinema area with sound system, projector, electric screen, and bean bag seating.

4.2 Facilities
Kitchen:
Fully fitted with a Miele washing machine, tumble dryer, American-style fridge freezer, microwave, toaster, kettle, and table-top oven.
Bathrooms:
Ground Floor: Walk-in shower.
Second Floor: Room with en suite bathroom.
Parking:
Available at the front and rear of the property (parking permit may be required).
Basic Furnishings:
Plates, crockery, cups, mugs, and glasses provided (new).

4.3 Utilities
Electricity & Gas: Pre-paid meter system.
Water: Billed every six months and shared equally among tenants.
Wi-Fi: Previous tenant’s contract has ended; new tenants must set up their own service.
Emergency Cover (British Gas): Heating, plumbing, and electrical issues are covered free of charge.

5. Tenancy Requirements

5.1 Eligibility
Students: Must be registered at Swansea University for the entire tenancy.
Proof of Status: Valid passport, student ID, and official student status letter required.
{Council Tax: Payable if/when student status ends.}

5.2 Payments
Rent & Bond: Payable every 4 weeks (28 days) via PayPal.
Rent Rates:
Double Occupancy: £525 per room (per 28 days).

Single Occupancy: Between £375 & £330 per room (per 28 days) Pending on room of choice Range .

Small Bedroom with En Suite: £285 (per 28 days).

6. Most Important : (Cleaning & Hygiene)
Communal Areas:
Tenants must keep the kitchen, bathrooms, Hall stairways and lounge clean and tidy at all times.
Rubbish Disposal: Must be placed in the bins at the rear of the house. Under no circumstances should rubbish be stored in the kitchen area to avoid vermin ..
Maintenance:
If communal areas are not maintained, professional cleaners will be hired at the tenants’ expense.

7. Additional Information
7.1 Smoking & Pets
Strictly Prohibited: No smoking or pets anywhere on the premises.

7.2 Insurance
Property Insurance: The house is fully insured.
Personal Belongings: Tenants must arrange their own contents insurance.

7.3 Room Condition
Redecoration: All rooms have been fully redecorated and sanitized prior to move-in.
Inspection: A room inspection will be conducted before any bond is returned, and proof of full payment of the final water bill is required.

8. House Rules
Notice Board: Located in the hallway for important messages and must be followed.
Respect & Cooperation: Tenants should respect one another and share responsibilities in communal areas.
No Sub-Letting: No sub-letting or overnight guests not included in the contract.

For non-student contracts (working professionals), different rental terms apply, including Council Tax obligations.
