Room to let ,Female only

HI ,I am a single, mature, friendly and sociable lady who has a spare double room to let in my two bedroom terraced house. My Daughter has recently flown the nest and I'm looking for a
female occupant. will consider short let. The accommodation is homely and consists of shared bathroom, well equipped kitchen, with washing machine and Large back garden. My house is situated in a very quiet street. The main bus stops are only a few minutes walk from my house. Buses are every 30 mins into central Edinburgh or direct by train from Bathgate Station. There's a handy convenience store around the corner. I would also welcome foreign language students as I used to teach TEFL. The living room area is unavailable at the moment as I'm in the process or redecorating. It's important that you are respectful, sensible and pet friendly as I have a cat although he does not go upstairs. I am looking for a non smoker. Utillities and Broadband are included. I do not provide bedding ie, sheets, pillows, duvet or towels. The bedroom has a dressing table ,double clothes rail and some more storage drawers which can't be seen in the photo. My previous Guest stayed for a month until she found accomodation in the city.
