Hello
I am looking for a lodger to rent the spare room in my flat at newlands court in Bathgate. The lodger will have access to their private bathroom in the hallway. There is limited parking available in the residential car park which is not guaranteed but there is guaranteed off road parking. I'm the only other person who lives at the flat.
The room has a king-size bed which has been slept on for only about a year. The flat has vodaphone broadband, upload speed is 68, 500mbs (250mbs guaranteed).
The flat has a Band C (79) energy rating.
One of the reasons why I am looking to rent out the room is because in the past, on certain occasions, I have enjoyed living with others. It is rewarding when you have good flatmates. There has to be an atmosphere of goodwill in the flat. I will do my part to create such an atmosphere but I expect the lodger to do the same. It is important that the lodger shows me the same level of respect and consideration that I will show them.
I am a tidy and quiet person. If you are a noisy person I'm afraid this flat is not for you. When I'm not cooking, eating or exercising I will probably spend most of my time in my room (I'm an introvert).
I don't drink alcohol or smoke/take drugs. I have a daily spiritual practice, an interest in keeping fit/martial arts and I work as a freelance tour guide (my work schedule is irregular).
In the past I used to be an Airbnb host. I have had guests from all walks of life stay with me who left positive reviews of sharing accomodation with me. I can show these reviews to you if you request it.
The rent is £585 a month including all bills apart from Gas/Electric which will be split 50/50.
Bathgate train station is 1 mile away from the flat. My gas/electric bill for 2025 was £1072. I had a new boiler fitted in October 2025 so, in theory, this should reduce, to some degree, future gas/electric bills.
The successful applicant will need to show 2 months previous wage slips as evidence of income.
