Flat is within very close proximity to the train station allowing quick access to City Centre and also near the Forth Crossing and motorway network allowing commute if working outside Edinburgh. The flat is also located beside the number 43 Bus Route which goes to St Andrews Square in the City Centre. The room is furnished with double bed, large cupboard, desk, chair and television. I also had triple glazing installed in the room last year, and throughout the flat, so it's fairly temperate all year round irrespective of the weather outside. I have an en-suite so the second bathroom with shower / bath would be for your own use only. Kitchen has washing machine, oven, gas hob and microwave. Smoke, Heat and Carbon Dioxide Alarms are fitted within the property as per legislative requirements. All Bills including Council Tax, Broadband, Energy Costs assuming moderate usage etc are included in the monthly rent. Broadband is fibre optic direct into the property so extremely fast and reliable- 200mb. Property has adequate parking and there's a large Tesco only a few minutes drive or 10 minutes walk away. I have a 200-litre planted aquarium in the living room which I do all the maintenance for. Ideally looking for a longer term tenant, but flexible for short term also. Business professional would be ideal, but again flexible for Students. Don't mind male or female. I'm a Commercial Manager / Director of a business working in the Civil Sector. I'm friendly, laid back, keep the place clean and I'm mainly focused on progressing my career these days but still enjoy a glass of wine. Existing tenant who has stayed for about 1.5 years is moving out on or around the 28th of December as is relocating to Amercia.
