Double room near Livingston North Station

My preference is a female housemate who wouldn't mind sharing with us.
Sorry I don’t take males or couples.
Ideally someone who can come and visit in person so they get a feel for my home.

I am looking for shorter term lets of around 2 months due to my current circumstances.
It may be possible to extend. Term times We are up around 7 out at 8 Monday to Friday and my son’s in bed between around 9 most evenings.)

The available room has a double bed and plenty of hanging space in the mirrored wardrobes and is available now.

There is a shared Bathroom with shower above the bath and Kitchen/Dining area.
You have shared use of a small fridge, which has a freezer drawer, cupboard space and the washing machine.

Our sitting room and kitchen plus another toilet is downstairs.

This is my home and my son takes up half the sitting room with all his toys and I have a tidy area for us there too.

I have a dining table in the kitchen for your use!

Most lodgers haven’t used our sitting/living room. My son is very friendly and is not phased by people sharing our home!

There is a front and back garden , which is lovely to sit out in the summer (albeit with the noise of my son on the trampoline!) and on street parking.

There is Broadband available throughout the house and gas central heating.

The minimum let is 2 months but potentially happy for you to stay a little longer. I allow you to use your deposit as your last month's rent.( Live in landlords don't have to keep a deposit so this is why I do things this way.)

The price for the room includes all bills.

It’s a quiet, happy house suiting similar people. I keep the shared areas tidy and free from clutter.

I am an older mum and have a young child so it’s full of life when he’s home from Nursery and his activities then quite quiet here at night apart from me listening to music on my headphones or catching up on some prime shows!

I have had younger lodgers that were great so don’t let that put you off if you think this environment would suit.

You can pay the deposit (Month's notice money) to confirm your room and pay your first month's rent all together. So £1000 to secure the room.

Our home is close to Morrison’s shop, Doctors surgeries and Livingston North Train Station. The M8 is easily accessed too.

We have a kitten called Willow.
