Bedroom + adjacent private lounge / office

Hi, I’m Lisa, a 38 year old chartered surveyor living in Bearwood & seeking a like-minded young professional for house share. I own the property.
I have one bedroom plus adjacent private lounge / office available from 8th July (rent is for both rooms, bed does extend out to a king size but isn’t practical to have it extended all the time. Occasional use only).
The office / sitting room will be yours - I have a lounge downstairs and largely work from home downstairs also.
Sitting room has separate Sky mini box, tv, computer & printer.
Shared bathroom and kitchen facilities.
I do have a dog (Bailey). He is very friendly & placid and won’t bother you but it would help if you like dogs. He is not allowed in the rented rooms, I have a dog gate in place & I am very clean and tidy.
Smoking is permitted outside only. Nice gravel & grassed private & secure garden. On street parking (I never struggle to get a space). Viewings welcome.
