I have a spare double room circa 4m x 3m available in B44.

Rent includes:
- Wi-Fi
- Sky TV
- Council tax and bills
- Large garden/patio - if you want some of your own space to do some gardening, grow some vegetables etc that would be fine with me
- Shared living room with pool table, air hockey, table tennis, board games
- Washer/dryer
- Very large fridge/freezer to share
- Room furnished

Plus:
- New carpets upstairs
- Recently refurbished kitchen with new appliances including microwave, oven, air fryer, toastie maker
- House redecorated/being redecorated

There are good public transport options e. g. buses to Sutton and the City Centre (20-25 mins) just a 5-minute walk away. Sutton Park is < 1 mile away.

It’s a mostly quiet house, but I like to be sociable occasionally and am often out of the house playing sport!

Some preferences (but all will be considered on an individual basis):
- Non-smoker/non-vaper
- Pets will be considered, I know how difficult it can be to find somewhere that is animal-friendly
- Professionals and students fine
- Short and long-term fine
- If WFH, desk can be provided in your room, but I would ask you to let me know in advance if this is what you plan to do

There is a lodger in situ until October, exact availability will need discussions as it also depends on my work schedule.

There will be some ongoing cosmetic improvements to the house e. g. painting the utility room, but this will be done in the daytime and won’t inconvenience anyone :)
