Description

Only 22 mins from Birmingham City centre by train (thus a shorter commute than from Harborne or Kings Heath at peak times) but in a tranquil location.
Study bedroom usually used by students for long-term let with triple wardrobe, desk and single bed - am prepared to remove desk and put in double bed if required in return for long-term let. Upstairs double room (I've got some odd-day bookings for Mondays and Tuesdays in autumn) for short-term let/someone who wants to stay a few nights only due to lack of storage and my need for occasional access to under-eaves storage and its use for visitors. Any long-term lodger in the study-bedroom can book the room for friends and family to use when visiting (subject to availability).
Rent includes all utility bills, toilet rolls, handsoap, etc (so no arguments about whose turn it is to buy the toilet paper).
Use of kitchen with seating/dining area (with digital television) with gas range-style cooker with 5 burners and warming plate and two separate ovens. Dishwasher. Microwave. Fridge freezer.

High-spec bathroom comprising of:
21 jet chromatography whirlpool bath with bath/shower mixer taps
separate shower enclosure with powerful (9. 8 kw) shower, heated towel rail, washbasin and toilet, shaver socket.
Garden with lawned area, flower beds, herb beds, water feature, patio table, other garden seating, small barbeque and clothes line.
Garage storage for bicycle
Off road parking one car behind the other - so in the order we need to leave in the morning - or parking in front of the house (at the end of a quiet cul-de-sac).
Good transport links by road and public transport.
Public transport: Near Longbridge railway station (trains to the University/Queen Elizabeth Hospital and Birmingham, bus routes to Bromsgrove, Worcester, Solihull and Birmingham City Centre). Near the new Bournville College.
By car near M42 and M5
Good local shops and easy reach of a choice of supermarkets
Pets: Rabbits in rabbit shed in the garden and birds in a small aviary in the garden room off the lounge. The rest of the house is pet free apart from small fish tanks.
Reduced rates in certain circumstances. I would consider couples/partner staying over some weekends and adjust the rent accordingly to cover increased use of hot water, etc.
Can provide some meals/ food if required - additional costs will apply.
Can provide bed linen and towels for foreign or Mon-Fri lodgers.
Equally happy to have a lodger who wants to join in or someone who wants to keep themselves to themselves. You are welcome to join us to watch television in the evenings if you want to be sociable. Otherwise you may watch the television in the kitchen or in your room.
Small animals welcome but no cats or dogs please.
