A spacious bedroom is available in a peaceful female-only household on a road that is generally occupied by tenants and families. The home is owned by a professional female who works from home and lives with two female dogs both hyper active golden retrievers so applicants must be genuinely comfortable and confident with dogs. The dogs are super protective of their owner and home and will require introduction to new tenant/s and will bond with you quickly probably becoming clingy as golden retrievers become fixated on individuals they love. If you cannot connect with pets this is not the home for you as the dogs guard the front doors and generally security check everything (parcels/people/car/movement and everybody) The area is popular and well connected with excellent transport links including bus 74, tram, train, and easy access to Uber. All bills are included with bonus Netflix and Disney/ broadband provided and a fair usage policy on electricity; the central heating is efficient, therefore no additional electrical items such as heaters or kettles are permitted in the room. Eating in bedroom permitted. Shared use of the kitchen/living room is included. The household is calm and respectful, with no smoking in doors, no loud music, and no parties. CCTV secured. Visitors are allowed with notice, but no overnight stays without prior permission. The room is ideal for students, single professional women, or couples (same-sex couples welcome; rent will be adjusted for couples). Vegetarians preferred/Smoking outside of house permitted. A one-month deposit is required, all breakages/damages must be paid for, and a tenancy agreement will be in place. All tenants will be fully reference checked, including employment and personal references (and university/college references for students). Short-term and long-term stays can be considered. Benefits dependents welcome with guarantor or Statement from benefits department securing your state income. Absolute zero tolerance for drug use or loud noise.
