Double room available in a shared student house on John Rous Avenue, Canley (CV4). This is a tenancy takeover — I've been here 8 months and need someone to take over my contract through letting agent Vesta Properties.

- Part of a 4-bed student house with 3 other housemates

Location:
- Approx. 10–20 min walk to University of Warwick campus
- Direct bus routes into Coventry city centre and Coventry University from just outside the house
- Local shops and supermarkets within walking distance

Cost:
- Rent = £450 per month
- Bills are extra, split between housemates (gas, electric, water, internet - typically around £50 per person per month, but varies
- Council tax: student exemption applies if all housemates are full-time students

Contract:
- Available from: ASAP
- Contract runs until: August 31st 2026
- Managed by Vesta Properties. Assignment fee is £50, paid to the agency, and you'll need to pass their standard referencing (UK guarantor typically required).
