Double bedroom

Hiya girls, I’m going to start renting out my spare room as of next month. I live in a little quite village in clent, it’s a £15 minute drive to Birmingham so you’d have access to the city but have the peaceful village life.
I live in a two bedroom Bungalow, does come unfurnished and can be decorated how you like.
I am looking for someone who would like to rent the room on a long terms basis, only one room in the property is decorated which is my room.
In terms of decorating the household, my aim to put a pot in place for all communal furniture, household items and decorations so we can both put our personal touch on the property.
The property has two bedrooms a big kitchen, Loft space, two gardens and a front yard.
The room costs £750 all bills included with a potential rise of £800 during the winter seasons.
The room will be available from the start of August. Rent is due the last Friday of each month.
12 month minimum tenancy, Credit check and financial check needed.
If credit Check fails guarntoor or upfront rent would be required.
Prior to moving in I would need 5 weeks of rent upfront which is £500 and a £500 deposit.
Now abit about me, I'm 28 years old, I work in the creative industry and mostly work from home and have to travel to London every other week for events but I'm slowly stepping down and slowly mearging into the influencer and content creator space.
I am registered disabled and do have help with household chores so the house is always spotless, bigger bonus is that we can get unlimited fast track to all theme parks.
I have been in house shares for 9+ years both in London and Uni and now have been living on my own for a year and I honestly miss having a social element.
I am big on cooking, I try and cook every day and love trying new foods.
I am big on music, content creation and very business minded.
I enjoy late night drives (I do own a car) cute days out and the odd night out.
In terms of a house mate, as previously stated I am trying to move into the content creation and influencer space so I'd love a housemate would like to be apart of that journey. As I already work within the creative industry, Id like my housemate to join me attending events and be apart of my creative circle.
Bonus part - I have two dogs, a toy puddle and a cockapoo who loves attention.
