Single or double furnished room

Hi there!
I am a female and it would be me and my daughter and our dog Mr Ted Chow at home, this is our family home.

We have a friendly dog (he is not allowed upstairs) He is not noisy and only barks if someone is at the door.
Parking is on street parking we are about 10 mins walk from the UHCW, next to the motorway and lots of local amenities and entertainment near by.
There is a choice of 2 rooms… my son is moving out so either a single at £400 per month or double at £500 per month.
All bills included.
No smoking in the house but vaping is fine.
No big drinkers or party animals.
No drugs.
We have a clean and beautiful home and looking for someone who will keep it like that.
Both available rooms will be furnished.
Everything you need is available.
I work from home most days, we are easy going, pretty chill and just get on with it.
