I am looking for a lodger to rent the master bedroom with en-suite in my townhouse in Dudley. The house is located in a quiet close opposite Dudley Zoo and the Black Country Living Museum.
The close has a small south-facing courtyard at the front which gets the sun all day.
The Room:
- Top floor front-facing bedroom with en-suite (shower, basin with under-basin storage, toilet)
- Small balcony with open outlook
- Fully furnished: built-in double wardrobe, chest of drawers, king size bed with under-bed storage, bedside table, desk and chair, mirrors
- All soft furnishings (curtains, cushions, bedding, linen and towels) provided
- Freshly painted, professionally cleaned and fitted with new carpet before move-in – re-decoration not permitted
- TV with Amazon Firestick
Included Areas:
- Kitchen/diner (ground floor)
- Back garden
Not Included:
- My office and living room on the middle floor
Additional Shared Costs:
The rent does not cover everyday household consumables. To keep things fair, we share the cost of items such as air fryer liners, dishwasher tablets, dishwashing liquid, hand soap, bin bags, etc.

- All bills (gas, electric, water, council tax)
- Broadband
- TV licence
- Netflix & Amazon Prime
- Cleaner for communal areas (weekly)
Costs:
- £650 pcm – Standard (all bills, no cleaning, no pets)
- +£50 pcm – for additional cleaning of your room if required
- +£50 pcm – if you wish to bring a dog (I have two small, non-shedding dogs already in the home)
Maximum: £750 pcm (includes both room cleaning and a dog)
About Us:
I live here with my 18-year-old son. I work full-time (sometimes from home), and he attends college part-time. This is a family home, so I am looking for a quiet, considerate, non-smoking professional lodger on a medium to long-term basis.
Other parts of the house are currently being redecorated, but this will not affect the bedroom or en-suite on offer.
Availability:
- Available from end October 2025 (exact date to be confirmed once carpet work is complete)
- Re-available due to the current lodger (secured through SpareRoom) moving back to their home country
- References and a meet-up required before proceeding
