Welcome to a beautiful family

We are a lovely little family of 3. We love to host family as we live away from our home town and love to learn different cultures and meet nice new people. We are very social at the same time respect guest's privacy.

Our estate is a private prestigious one called 'Calthorpe Estate' which is surrounded by lot of greens and well maintained situated in Edgbaston Village. There are hardly rental properties in this estate as they are all owned by top cream of people like Doctors & Solicitors. Our house feels like a perfect holiday home. The city centre is easily commutable by bus and the bus stop is less than 5 minutes walk. If you prefer to walk straight to the city centre then it is just 35minutes. From the city centre the train connects to all parts of the UK.

We have 5 bed rooms and we let only 2 double / twin sized bed rooms to guests. The 2 guests will share the master bathroom and hence it is always kept clean and tidy.

Your comfortable haven features a luxurious double-size bed or a twin room with 2 single beds for restful nights with a bedside lamp and table. There is a study table and a comfy chair to read. There is an integrated wardrobe to hang your clothes.
Enjoy the convenience of the main big bathroom with the WC, modern wash sink, bath and a shower which is shared with one more guest only.
Use the kitchen minimally(fridge, freezer, microwave, toaster, kettle and dishes) but you are welcome to eat with us if you choose the half or full board.

Day trips to Stratford-upon-Avon, Warwick Castle, or the Cotswolds are all within easy reach. We have a hiking group where we organise once a month hiking to lot of beautiful mountains and nature places.

Arrival & Departure Dates
Total Payment Amount is made before 30 days of the Schedule. If there are any international transaction charges subtracted from my bank account, then please include that in your total payment.
This ensures your room is secured for your entire stay and clarifies payment details (e. g., monthly or termly installments for longer stay).
Full cancellation before 30 days of the schedule.

House Rules
---------------
Shoes off at the entrance and do NOT take it upstairs to your room.
No food upstairs to your room (this is to keep pests away), but only eat in the dining area. Store your food in the kitchen cupboard, fridge & freezer and do NOT take it upstairs to your room.
Strictly NO smoking or vaping or drugs inside the house.
Strictly NO drinking alcohol inside the house. If you consume too much alcohol or drugs outside and come home with instability, then we may refrain you from entering the property and cancel your contract scheduled with immediate effect.
Clean up after use in all places including your room, kitchen and bathroom. Do NOT spill water and wipe immediately to avoid a fall. Moisture attracts mould and hence keep all the area dry and clean.
If you make a mess don't worry; ask for help and we are here to help you sort out.
If you break anything please replace or fix it.
Be quiet and be mindful of any noise after 10 pm.
Treat it as your own home and keep everything neat and tidy and clean and do not be shy to ask anything.
