En-suite available in a postgraduate house

Hello. I am looking for a postgraduate student (female preferable) to take over my tenancy.
Current contract will end in August 2025 but you can surely renew with the landlord in future.

The room is an en-suite, downstairs and overlooking the backyard garden. The rent is £400 (energy, water and wify bills are not included in rent, but approximately costs around £80-100 in winter, less in summer).

The house is in a quiet residential area in Harborne. A 10 minutes walk to the high-street which offers plenty of superstores and restaurants; 25-30 minutes by bus to the city centre and a 20-25 minutes walk to the University of Birmingham campus.

You will live with three other housemates; all female and post-graduate students. They are clean, quiet and respectful and expect the same from the potential housemate.
