Single room for rent in quiet house

We have a furnished single room available, bathroom shared with one housemate and her guest (one regular guest)
The living room and kitchen are shared and all bills apart from gas, electric and tv license are included, gas and electric is 1/3 of the total bill. Tv license not included as the house currently has no need of one.

The current housemates are a mature male professional (the live in landlord) and a quiet female housemate. We’re friendly but fairly quiet, and welcoming. We do enjoy a good chat over a cuppa in the garden, we are both smokers but absolutely NO smoking in the house, outside only please.

On street parking only. No deposit, references preferred but not required.
