I'm very reluctantly moving out of my bright and airy double bedroom in this incredibly well-located flat, as of mid-end of Jan (date is flexible). I'm only moving because of work - believe me, I would NOT be thinking of leaving otherwise.

The room itself is great - good storage space, new furniture, a huge window and a king sized bed. You'll have your own large bathroom with a bathtub and shower (Francesco, the other flatmate has an en-suite), and the living room is absolutely huge and well-lit. Three comfy sofas, a 6 seater dining table and modern and very clean kitchen. Wooden floors throughout the flat and a very (very) recently fixed heating system which is keeping us toasty over this rather bitter winter.

This flat is smack in the heart of the Jewellery Quarter, actually on St Paul's Square (gorgeous green park with a church on our doorstep, lots of cool bars and quirky brunch places). It takes me 10 minutes to walk into town - the Bull Ring, New Street Station, New Street itself - which is something I will truly miss! Well connected in terms of public transport (buses, trams and trains all across Brum and the West Mids), but we have also got a parking space should you need it.

You would be living with Francesco, a 28-yr old Italian dude who enjoys good series (The Deuce and Better Call Saul are his current faves), good books (we have a tiny book-club with a few friends) and lives healthy (works out, eats clean). He's got a blunt sense of humour and will share his delicious Italian food with you if you share yours with him! He introduced me to his friends when I moved to Brum and they're all lovely people.

It's pretty important that you should be someone who cares about keeping the flat clean and looking nice - after all, it's a gorgeous place and it would be a shame not to have it look its best. No need to be obsessive about cleaning, but being considerate and hoovering when it's your turn goes a long way.

The rent is just under 500£ which is a bit of a steal, and the deposit is 500£ too. Bills come to about 120£ (council tax is a killer). No agency fee! The room will be available from the 15th of Jan although it would be a big help if you can wait until the 26th of Jan - flexible otherwise.
