HI “RAY, 30, Mon - Fri ASAP” I can accommodate you *tonight 2/12 until Friday 5/12 this week - *Photos B - then from Sunday 7th onwards.
A friend staying Friday and Saturday.
If you “SHOW INTEREST”, I’ll write my address here in this additional header edit. - Come view / Reject or Stay over as and when suits you.
It’ll totally be your room, Yale locked. Monday-Friday £445 pcm all bills Inc.
As with previous M-F nights only, extra nights at either end flexibility at pro rata rate.
If not in Moseley on “Holiday nights” = 24/25 & 31/01 I’m happy for you to pay only for the 17/18-19/20 nights you’re here during December. Regards Harry.

after a short stay guest departs and lodger in (C) moves to the larger vacated room.

(A) (B) and (C) have similar floor area size, different shape, door / window layouts.

The room accommodation offered, is for ONE TENANT USE ONLY.

ONLY tenants go UPSTAIRS.

It is a minute walk away from postcode shown on a residential street, near shops/ 41 & 50 bus stops.

Off street parking area, or at the end of enclosed high fenced drive, which leads to front of house which overlooks other gardens to the South.
Rear garden faces North.

Secure Front porch on either side of front door, space for bicycle(s)
No cycles at present. Folding chairs for sunny front forecourt..

Near to Moseley village, M&S, Sainsbury’s, Coop, shops and Lidl. 4 minutes walk to 50, 41, 1, bus stops.

Tenants vacuum own rooms (at least monthly)
only cleaning areas after use = kitchen and bathroom.
All leave as they find.

The standard Smoke and Carbon Monoxide detectors. Gas Certificate.

LAYOUT.

Front porch with space for bicycle either side.
Front door.

Hall from front door leads to inner hall,

Door ahead a spacious fully equipped Kitchen, door to back patio, lawned garden, fruit trees, shed - summer stuff.
Left to front lounge and downstairs w. c.

Right to under stairs walk in cupboard, rack for ALL ‘walk in’ outdoor shoes, drying racks, ironing board,. vacuum cleaner.

At base of stairs 3 shelves for slippers / room footware.

Door to my private ‘double lounge / study/store’.

Stairs (Carpeted - as are all upstairs areas except bathroom ) -

- to upper landing,

Over stairs storage, bathroom mats, ironing board, vacuum cleaner.

Bathroom, w. c./ sink/ bath with over shower; shelf unit for toiletries.

To the left a door giving access to large carpeted storage attic;

on either side are

Doors to South facing Room 1, and North facing Room 2.
Both overlook the quiet front and rear gardens.

A door to inner hall, 3 rooms, including the two advertised.

Gas Cooker, Airfryer, Microwave, Saucepans, Utensils, Toasting machine, Kettle, Toaster, Blender, a comprehensive assortment of cutlery, plates and crockery.
“Communal” spice cupboard.

two Fridges, two freezers,

Personal food cupboards.

A bf bar for dining.

Additionally there is dining table in the rarely used front lounge.
Sofas and coffee table.
This lounge can be used for ‘study/ home-work.’

Additionally, a dining table in the TV Lounge off the kitchen where I am often relaxing, writing, reading or watching GB News catch up, if any wish to be social.

While my lodgers are always polite and sociable as and when, all are welcome to come and go as they wish, or keep to themselves.

The area is safe, mixed cosmopolitan residential, many shops, restaurants galore - Ladypool Rd is five minutes away and some light industrial units.

No en-suite HOWEVER over 8 &1/2 years there’s never been queue or delay for bathroom due to different start times.

Your personal alert SIGN on door - if any specific 15/20 minutes is vital,
It works no problem for when a morning slot is needed.
