We currently have 1 room available to rent in shared house in Flat 1 (upstairs)
:
One double room with 1 ensuite=bathroom, shared kitchen and lounge in Flat 1, (first floor). Rent is £475 per month but includes bills: gas, council tax, water rates, TV license, etc.. Wifi is available through a sharing agreement with existing tenant if required or own connection can be installed. Equivalent of 2 weeks deposit £225 (goes in DPS scheme) and 1 month's rent in advance required. Initially, total to move in is £700.

These rooms are available on 6 month short term lease (AST) arrangement on a rolling renewal basis. The following are the house rules and any deviation from them would result in immediate eviction:

• Tenants will be required to keep their rooms in a clean & tidy state at all times and communal areas need to be cleaned on a rota basis and in particular kitchen areas must be cleaned immediately after us. Regular inspections will be carried out.

• No smoking in any part of the property whatsoever, including individual rooms – smoke detectors installed;

• Any form of drug use whatsoever will not be tolerated;

• Any anti-social behaviour to other tenants or damage to property again will not be tolerated;

• Tenants are the only people allowed to stay in the rooms overnight and to use the facilities, particularly shared bathrooms, lounges and kitchens, etc;

• Parties are strictly prohibited as this is shared living accommodation;

• Use of loud music or other disruptive behaviour will not be tolerated;

• No pets of any kind are permitted.

We only accept tenants that are working full time and in permanent employment and a simple employment reference will be required along with a previous landlords’ reference if applicable and credit checks will be carried out. In certain circumstances, we may require a rent guarantor who would need to be a property owner.

The property has secure carparking and secure parking for bicycles, etc… Regular access to bus services. Near to Russells Hall Hospital and Dudley Town Centre.
