Fantastic shared house in a nice residential area in Solihull, conveniently located for Jaguar Land Rover, the NEC/airport, Birmingham Business Park and buses to Birmingham city centre and Solihull. Rents are fully inclusive of all bills (council tax and utilities) including superfast broadband and a cleaner for the communal areas.
This does not, however, extend to charging electric vehicles!
The house is located in a residential street close to the A45 Coventry Road. There's a large Tesco just 5 minutes' walk away, and also nearby are other local shopping facilities, pubs, restaurants and takeaways, as well as numerous bus routes and Sheldon Country Park.
The house is recently refurbished and well maintained.
There is a large shared, fully equipped, kitchen with lounge area and 42" TV with Freeview, and a separate laundry room with washing and drying facilities. Every room has a CAT5 data point and TV aerial socket as well as being fully furnished.
Room 3, available at £530 pcm, is a single room located upstairs and furnished with a 4ft double bed with good-quality mattress, wardrobe with 2 large drawers at the base, dressing table / desk, chair and bookshelves, plus CAT5 socket and TV aerial point. It shares the main bathroom with just one other room.

There is a south-facing back garden for socialising or relaxing, and off-road parking on the driveway plus additional parking on the service road at the front of the house.
Most tenants bring their own duvet, pillows and bed linen, but we can offer a bedding package as an extra if required.
You will be sharing the house with other professional tenants who are sociable but not party animals; if you want to live in party central, or can't be relied on to tidy up after yourself, then you should look elsewhere, but if you want somewhere you can relax in peace after a day's (or night's) work then it might be just the place you're looking for.
We're looking for tenants who'll stay a minimum of 6 months.
This is a licensed HMO (a legal requirement for all shared houses with 5 or more occupants) and complies with all the relevant regulations. The house is managed directly by the landlord, who was accredited with the Midlands Landlord Accreditation Scheme when it existed (Craig Davis, registration no. 2288).
All rooms are for one person only, and smoking is not permitted anywhere in the house. The house is not suitable for children or pets. All prospective tenants are fully referenced; we require proof of income of at least 2.5 times the rent.
We do not ask for an application fee, but a £100 holding deposit is required before we will consider an application to be complete. This will be deducted from your first month's rent. Either a UK-based homeowning guarantor (who will also be referenced) or a security deposit (£600 for this room) is required. Rent is paid monthly by standing order. The property's (pre-refurb) EPC rating is E.
