The Room & House: I am looking for a replacement tenant to take over my lovely ground-floor room (Garden side – very quiet, no road noise!).

○ You share the ground floor shower room and separate toilet with ONLY one other person.

○ Amenities: Fully furnished. The house has a dishwasher, washing machine, AND a tumble dryer.

○ Kitchen: Plenty of storage space (your own cupboard + fridge/freezer shelf). Fully stocked with shared pots/plates, so you don't need to buy anything.

The Vibe & Flatmates:

○ Mature Household: Strictly for Masters, PhD, Placement, or 4th/5th-year Medical students. Current flatmates are all at this level.

○ Atmosphere: Calm, clean, and study-focused. No drama. LGBT+ friendly 🏳️‍🌈.

○ Organized: We use the Splitwise app for shared expenses (bin bags, cleaning supplies) – everything is fair and transparent.

○ We have a set laundry schedule (assigned days for each person), so the washing machine is always available when it's your turn. No queuing!

Location (Selly Oak):

○ Shops: 10-15 min walk to Battery Retail Park (huge Sainsbury’s, etc.).

○ University: 20-30 min walk to UoB campus (depending on your pace/building).

Key Details:
