Fantastic modern and well-maintained shared house in a nice residential area close to central Solihull, rents fully inclusive of all bills including superfast broadband and a weekly cleaner for the communal areas.

The house is located less than 10 minutes’ walk from Solihull Hospital and the Spire Parkway Hospital, and just 10-15 minutes’ walk from Solihull town centre. Within 5 minutes’ walk there are local shopping facilities, pubs, a Chinese takeaway and a doctor’s surgery, as well as the no. X12 bus route, giving easy access to the airport, NEC and Birmingham Business Park. Also within easy reach is the no. 72 bus route between Solihull and Chelmsley Wood. Solihull station is about 20 minutes’ walk away and Jaguar Land Rover is within 1½ miles.

The house has a large shared, fully equipped, kitchen with lounge area and 40” TV with Freeview, and a laundry room with washing and drying facilities.

The six bedrooms are fully furnished, each with a double bed with orthopaedic mattress, wardrobe, bedside table, dressing table / desk, chair and bookshelves, as well as a data point and TV aerial socket. There is a generous south-facing back garden (with garden furniture) for socialising or relaxing, and the driveway provides off-road parking for three vehicles.

Room 3 is located downstairs and shares a modern shower room with just one other person. The room is available from mid-August.

You will be sharing the house with other professional tenants who are sociable but not party animals; if you want to live in party central, or can't be relied on to tidy up after yourself, then you should look elsewhere, but if you want somewhere you can relax in peace after a day’s (or night’s) work then it might be just the place you’re looking for.

We're looking for a tenant who'll stay a minimum of 6 months.

The landlord was accredited with the Midlands Landlord Accreditation Scheme when it existed (Craig Davis, registration no. 2288) and is a member of the NRLA and the GRL. The house is a licensed HMO - a legal requirement for any shared house with 5 or more occupants - and is managed directly by the landlord.

All rooms are single occupancy (i. e. for one person) only, and smoking is not permitted anywhere in the house. Pets are not permitted. All prospective tenants are fully referenced; we require proof of income, which should be a minimum of around three times the rent.

We do not ask for an application fee, but a £100 holding deposit is required before we will consider an application to be complete. This will be deducted from your first month's rent. Either a UK homeowning guarantor (who will also be referenced) or a security deposit is required. Rent is paid monthly by standing order.

The property's EPC rating is C and it's Band C for council tax, though this information is redundant since the rent is inclusive.

Note: The all-inclusive rent does NOT extend to charging electric vehicles or Bitcoin mining!
