B46 Quiet spacious residence in Water Orton

This is a quiet rural setting within easy reach of Birmingham International train station and the airport, 15 minutes away from Heartlands Hospital, 25 minutes by car into Birmingham City Centre.

We value relaxed living in amenable circumstance. We have a large garden to relax in.

2 pubs, and village amenities are within walking distance. As is the doctor's surgery and Tesco, Pharmacy and dentist.

We are looking for a quieter professional person who is comfortable around an energetic well-mannered Miniature Schnauzer dog.

Our house sharer will be expected to clean up after themselves though we do have a cleaning lady once a week for the communal areas. A hoover is available to use. You are encouraged to use your own cleaning materials and washing up liquid.

Our house sharer has full use of all kitchen and cooking implements and crockery. There is a fridge, washing machine and an iron/ironing board in the communal utility area.

Our house sharer may use the outside patio at leisure. Our house sharer may also use our cozy reading room to entertain. There is also a chance to hone pool skills on our 3/4 length pool table.

Default is that our lodger brings own bedding and towels for hygiene reasons. If required, duvet and pillows can be provided at cost, one set of bedding can also be called of, chargeable. The house sharer remains responsible for keeping such items in a clean serviceable order.

At the end of the stay the lodger is expected to leave the accommodation in as clean a state as it was on arrival. Failure to leave accommodation and fridge in a clean state, will incur a one off cleaning charge of £100 which will be deducted from the deposit.

We value the calmness and peacefulness of our home and actively discourage drunken disorder.
