Double room for rent in cosy flat

I am looking for a friendly, clean and tidy professional to rent out my spare room Monday - Friday (or fewer weeknights can be discussed) I have a spacious open plan 2 bed flat with a small garden/patio. Fully equipped kitchen. I have high speed fibre broadband. Room comes furnished with chest of drawers and wardrobe. I also have a very friendly cat so pet lover essential.
The flat is located in the south of Chichester a 20minutes walk from train station and centre of town.
Shared modern bathroom with bath/shower.
Professional cleaner fortnightly.
All bills included.
Parking is on road 1min walk from flat.
Female preferred.
Holding fee £100 if move in date more than 3 weeks off viewing date. (Will be deducted from first months rent)
(For clarification the nights I will require you to vacate the room are Friday and Saturday nights - you can leave your belongings)
