Single room in family home

Single room in family home, l live here with my teenage son, two small dog's and two bird's .There is use of kitchen, lounge bathroom and toilet, there is also use of a garden.
The room has fridge in it but can be removed if wished. Smoking is outside only .
There is parking front and back of property and bus stop just outside that goes into worthing. Train station is a 15 minute walk away
