Double bedroom with private balcony

I’m looking to rent out the spare room in my lovely flat and find the right person to share it with.
I’m a 28 year old working in digital marketing for a London based charity. I work from home around three days a week and tend to be out and about most evenings, usually playing tag rugby or netball, or catching up with friends at the pub.
The room itself is a bright and spacious double, featuring an ottoman bed with plenty of built in storage, sliding wardrobes, and a small dressing table area. One of the highlights is the private balcony, which gets lots of sun and is a perfect spot to relax in warmer weather.
The flat is in a great location, just a few minutes’ walk from the beach and Perch café, with easy bus links into Brighton, Hove, Shoreham, and Worthing. Lancing train station is also less than a 10 minute walk away, with direct trains into Brighton and London.
I’m ideally looking for a female working professional of a similar age who’s easygoing and tidy. It would be great to have a friendly, sociable atmosphere at home, maybe the occasional post work drink, but also someone who enjoys their own space.
I also look after my mum’s dog for about a week each month. She’s an 11 year old cavapoo and very calm and well behaved.
