* Applicants must be able to fit in with this friendly household. In the house are: a bar supervisor, a cargo manager, engineer, flight attendant, retail assistant. Please note that the bathroom is only shared between females.

About and to do around the area:

Maidenbower is a highly sought after area to live in Crawley. There are many trees, green spaces and streams and has a real feel of the countryside, whilst being a suburban neighbourhood.

There are no underpasses that you have to walk under like in some neighbourhoods in Crawley. The house is located in a more up market area.

Tilgate Park with it's lakes and green spaces is an easy walk from the house.

The accommodation and reasonable restrictions on overnight visitors:

The room is approximately 8 metres square for single occupancy only; an occasional visitor once a month, maybe over a weekend will not be unreasonably refused. It's advised that one visitor per tenant (who must be made known to the landlord) once per month for a maximum of a 24 hour period; the allowance cannot be 'saved up'! This is because of the fire risk assessment that has been approved by the West Sussex Fire Service and also usage of the facilities in the house, including the communal bathroom. This clause is to prevent excessive use of the main bathroom at peak times. Also, do keep in mind that any person staying over is at the landlords discretion, may be withdrawn at any time, and is for social only. Please don't ask for anyone to stay over because they happen to be working in the area.

Furniture in the room

The room has a decent sized wardrobe and a chest of drawers. There is an additional smaller wardrobe. There are power sockets and an angle poise bedside lamp on a small bedside table. At the window there is a Venetian blind and blackout curtains. The bed is a 4ft 'Ottoman' storage bed (small double) that lifts up to give you more space to put your possessions.

Bathroom

The upstairs bathroom with bath & shower is shared with 3 other females; one of these tenants has their own toilet & washbasin downstairs. There is a cabinet with a shelf for your toiletries in the bathroom. We provide toilet rolls and handwash for the communal bathroom.

Licensed premises

The house is a registered house with Crawley Borough Council and far exceeds their minimum criteria for such accommodation in terms of room sizes and communal areas.

We would welcome applications from:

A tenant who is respectful of the house and the communal areas and is able to get on with others. A clean, tidy and considerate person is essential. Cleanliness in all the communal areas is important and following the fire, health and safety rules that we have to impose as the house is a registered small House of Multiple Occupation (H. M. O.).

Train and bus services

The bus stop with regular 100 Fastway services to Gatwick Airport, Manor Royal and Crawley is about 5 minutes walk from the house. Three Bridges Station is a 20 minute walk or a bus can be caught to the station near to the house which will get you to the station even quicker. Three Bridges is on the London to Brighton line which has excellent services to central London or to ever popular bustling Brighton on the coast!

Security in the house

Young Professionals all in their 20's/30's at present. The doors to each of the tenants rooms do not have locks as this is a friendly house with an atmosphere of mutual trust and friendliness. There is however, a privacy chain on the door. A 'safe' can be provided for the room if requested before the tenancy commences.

Cleaning

The communal areas of the house are normally cleaned on a weekly basis by a very friendly lady from a registered company. We strive to maintain an environmentally friendly house, recycling and even using a compost caddy to reduce the amount of waste to landfill. We ask you not to clutter the kitchen as this makes the kitchen difficult to clean and only to use the landlords appliances in the kitchen, not bringing in your own. There are plenty of appliances in the kitchen and utility room for everyone in the house.

Fire, health and safety

The fire alarms need to be tested each week on a Friday between 12:00 and 13:00 hours unless we are informed a tenant is sleeping beforehand. The landlords will test the fire alarms once a month between these times. The tenant is responsible for cleaning their own room. The house is well managed in our opinion, The gas boiler, plumbing and electrics are all protected by the highest level of cover through British Gas. Fire doors in the house all need to be kept shut and this is the tenant's responsibility.

Facilities in the property

There is a good quality washing machine (8 kg max. load) in the utility room as well as a separate full sized tumble dryer. Also in the utility room is a full sized microwave oven. There's a conventional oven, hob and an air fryer for everyone's use. In the days that allow there is a clothes dryer outside in the side garden; we like to encourage use of the clothes dryer outside to keep the energy bills down! There's fridge freezer space as well as individual kitchen cupboards. Your individual cupboard space will be allocated to you when you are a tenant and we would ask you to respect only using that space and not bringing your own appliances into the kitchen. There is all cutlery and crockery provided as well as an ironing board, iron and vacuum cleaner.

Car parking

There is a parking space on the property which is included with the tenancy if you are a car owner.

Social areas/kitchen/washing facilities

There is a good sized shared lounge/diner with a smart Panasonic TV. Fibre optic broadband is provided from BT Business. There is a good sized well equipped kitchen with oven, four ring electric hob and a utility room, where there is a full sized microwave oven, washing machine and full sized tumble dryer. In the main kitchen there is also a decent sized air fryer. There is an American fridge freezer in the utility room.

Outside space:

For the summer months there is a relaxing well stocked pleasant outside garden to relax in with two fish ponds. Children are not allowed onto the property due to the two deep fish ponds.

Local shopping:

Nearby within walking distance are the local Maidenbower shops where there is a Co Op, three takeaways (Chinese/Fish and Chip shop), a doctors surgery, vet and a chemist.
Crawley with it's large shopping mall is a short bus ride away or forty minute walk if you prefer some exercise!

Important information to state interest in the accommodation:

It is very helpful if you have a completed profile when you register your interest in the room. It takes a couple of minutes to complete the profile and we can see who you are before you arrive to view the room. In the text of your enquiry you could confirm your current employer or future employer and employment status. We do not take enquiries from third parties; e. g. employers.

Who we are

My wife and I manage this property ourselves. We do not work through an agency. We take care to look after the property for you and respond quickly to any repairs that might need attending to. We own one other flat only in addition to this rental property. I am a member of the N. R. L. A. (National Residential Landlords Association).

The deposits and referencing:

A holding deposit of just £100 will ensure the room is taken out of availability if you decide you like the room and we are both happy, and you are confident you will pass the referencing (which is all on line, we don't hold any of your details); this is deducted from the first month's rent. The £200 security deposit is held with the Deposit Protection Service, a Government backed scheme.
