What’s on offer:
A lovely quiet, bright and spacious double room on the ground floor with garden views, right on Rustington beach front!

Plenty of storage with a large inbuilt wardrobe, large chest of drawers and bedside table.
Use of double shower room on ground floor.
Use of your own mini kitchenette on ground floor (please note: that it is basic cooking facilities- microwave, toaster, kettle, sink) my current lodger uses their own air fryer/ steamer. I have a full sized fridge and mini freezer that would be exclusively yours, and there is plenty of cupboard space. But there is no oven/ hobs- BUT you’re welcome to bring your own air fryer (which is a mini oven anyway) and table top hobs if you wish. This has always worked really well for my previous lodgers. I have my own kitchen upstairs- so we won’t be in each other’s way!
Use of downstairs living room (I have my own living room upstairs)
Use of washing machine
Off road parking space on driveway in a quiet cul- de- sac road
Available for Mon-Fri OR 7 days
Bills included/ WiFi etc

No visitors or over night guests (including children- sorry)

Sorry but this set up would not be suitable for couples!

Lindy, warm and approachable. I’m extremely clean and tidy. I’m in my 60s. I have my own accommodation upstairs- so we wont be in each other’s way. I have a busy life, and will leave you to your own devices and fully respect your privacy.

Public transport:
Angmering / Littlehampton train stations: 7 min drive (45-50 min) walk, with direct links into Brighton, London, Chichester, Worthing, Arundel etc…
Bus services into Brighton/ Worthing/ Arundel etc 2 mins from house (the bus stops)

Best of all - literally just a walk over the road to the beach- with fabulous coastal walks! Stunning sun sets.
