Please read all of the description for full details. Landlords will be away for several weeks or months at a time and the rental involves cat and home care! Shorter and long term lets considered.

We would ideally like to meet our prospective lodger asap (anytime from 14th August) but unfortunately you will not be able to view the room until 2nd September as we are not there right now (but we are near Brighton). We move back to our house on 1st September, we could then show you the room on the 2nd and, if you love it, we would love it if you could move in as close to the 3rd September as possible before we go away 1 week later, so we can get to know you and you can get to form a relationship with our cats while we are there (read on)..

Description:
Just a stone's throw from Worthing Station and close to the town centre and the beach, we are offering a lovely sunny, south facing double room in our beautiful, very central terraced 2 bed house in Worthing. We have done a huge amount of work to our house since we moved in nearly 2 years ago, and we are looking for a kind-hearted, respectful and very clean and tidy person to enjoy living here.

The bedroom has a single bed (folds out to bigger than a double, but it takes up a lot of the room when it does) with neat walk in storage space (see pictures which show a desk set up, but now has a chest of drawers)! We currently have a nice branch and jute rope hanging rail in one of the alcoves, but we could take this down if you want the extra space, and there is a fold down desk.

Open plan lounge/dining room has a wood burning stove for the cold winter months, comfy sofa and dining table and chairs.

There is a fully fitted kitchen with large Smeg fridge-freezer, washing machine and slim-line dishwasher. Microwave toaster and kettle. The kitchen leads into the little bathroom with roll-top bath for all your boojie bathing needs ;) Cute little back garden with table and chairs and a bench.

We are soon to be going abroad travelling for several months and recently had a full tenancy arrangement fall through. So we have decided to just let out a room in our home, but you will effectively have the house to yourself for long periods, unless we come back (please be aware, we could choose to do so at any time).

We are looking for a quiet, peaceful, friendly, kind, clean and tidy and respecful person to look after our home, feed our 2 gorgeous cats, and keep in regular contact with us about their welfare. It is absolutely essential that you are very clean and tidy and an animal lover.

When we are around, whilst we love to socialise and would really love to become good friends with our lodger, we also require someone who is respectful of personal space and our time alone as a couple / individuals. We are a quiet and peaceful household, so no loud noise or music at any time (we have great relationships with our neighbours, who will also feed the cats if you want to go away anywhere). It is very important to us that we meet someone we can build a deeply trusting relationship with, to take good care of our home and cats while we are away and to respect our house rules. No guests to come round or stay over at any point (unless with our permission gained in advance). Absolutely no parties, ever. We are looking for someone who will be happy to use the house in solo, quiet enjoyment. We may also organise someone to occasionally check in to see how you, the cats and the house are doing. Strictly no smokers or drugs.

The rent includes council tax, water, electric and gas, Please note however, we really didn't use the GCH all the time last winter to keep costs down, and preffered the wood burner! The rent reflects this, so if you think you would like the heating on a lot, especially when we are away, we may ask for an additional monthly contribution, and this sum can be discussed in advance. Please buy your own logs if you want to use the wood burner.

We currently don't have an internet provider, as we cancelled ours for going away. But we can discuss potential options.

The boring bit:
Tenancy: as a lodger, you would only need to give us one months notice to leave and vice versa for us. However, we are hoping to find someone who would ideally like to stay for a minimum of 3 months and potentially ongoing, if it suits everyone.
Deposit: £800
Rent: £800 all in. Potentially negotiable for the right person.
