Cost: Lodgings 450pcm with bills included. Rent is to be paid one month in advance from your own account. It is non-refundable

Availability: Will collect responses for a short period. The room will be ready shortly after. Please tell me a bit about yourself and your situation. Masters / PhD students considered.

Room Description: 5m x 3m (16'4 x 10'0). Furnished, fitted cupboards and a TV 'Kodi stick' for unrestricted sport and movies.

Facilities: Unrestricted use of facilities and equipment in the kitchen / lounge / balcony

Bed: Small Double (120cm width) with a comfortable, high-quality memory foam mattress.

Flat Description: 2 bed, 95msq flat. Modern, Furnished with new appliances. Big rooms. Steel-reinforced concrete floors (no footsteps from above). Balcony with table and chair.
Mostly retired residents

Usage: Suit someone working locally and NOT working from home. I understand you may not need to go in everyday, and that's fine.

Pets: No cats or dogs (Condition of my lease)

Smoking: If you do, there is a balcony. No problems with vaping in your room. (Personally, I don't smoke or vape)

Guests: I understand it's good to invite friends and colleagues over for drinks or dinners occasionally; I don't have a problem with that.

Overnight Stays: I understand it's convenient to invite close friends or family to stay overnight occasionally; I don't have a problem with that.

Off-street parking:
Yes, but without allocated space. It can be a bit tight at times.

On-street parking:
Best option. Requires a permit between 10am-3pm, Mon-Sat. No reported problems. Plenty of space on the road outside.
