Lovely room in shared flat in Adel, Leeds

Hi. I have a lovely double furnished room to rent in my shared flat. My son who is 21 lives at the flat and i live in Leeds. We have a cat so please consider this when making any enquiry. The room is furnished with a double bed, bedside table, triple wardrobes and drawers,
The rest of the flat, bathroom, kitchen and lounge would be shared with my son, however he rarely uses the lounge.
The lounge has a smart tv, comfy sofas, and a small dining table and 2 chairs.
The kitchen is well equipped with a microwave, oven with grill, fridge freezer, washing machine and a condenser dryer.
The bathroom has a shower enclosure.
The flat has central and hot water and heating is from a combi boiler so there is plenty of hot water.
All bills are included -gas, electric, water, council tax, & internet.

I would advise you to take out your own contents insurance .The flat is set in well maintained gardens, and there is seating at the front of the flat and a decked area with a table and chairs to the rear.
The flat has a front and back door.
There is parking on the street outside the flat, and as we are in a cul de sac it is quiet.
It's a ground floor flat , in a block of 4 flats, and i have lovely neighbours and would ask that you respect the people in the other flats and any parties are strictly prohibited.
The area of Adel is leafy, with lovely walks nearby, a great bus service into Leeds, and you are not far from
