I am a live-in landlord who lets rooms in my own home, a handsome 4 storey Edwardian house backing on to Cross Flatts Park in south Leeds. I have a very nice well-appointed 1st floor room available after the 23rd December for a single non-smoker that may suit you if you are willing to live south of the river in Cross Flatts Avenue. I live in a self-contained apartment on the ground floor.
The room now advertised is for a single non-smoker only. No couples, sorry.
The rent for this room is £600 pcm payable monthly in advance and inclusive of all bills including broadband, tv licence, gas, electricity, Council Tax, Water Rate and the services of a weekly cleaner.
The room is quiet, clean and nicely furnished. It has just received a fresh coat of white emulsion paint. It has cream velvet curtains and a fitted carpet with hand made oriental rugs laid on top. It measures about 15' x 15’ . It has a comfortable double bed provided with a new mattress and topper plus all bedlinen, duvet and pillows supplied..
There is a 5' long hanging rail in an alcove concealed behind a folding screen, also plenty of drawers, too.. There are also 2 roomy linen storage chests and an underbed storage drawer. There is a large desk with pedestal drawers and a comfy swivel office armchair. There are also coffee tables and two easy chairs, a small dining table and 2 dining chairs.
There is a terrestrial TV with an aerial socket enabling you to receive Freeview. Pictures and mirrors adorn the walls. It has pllenty of light fittings, too - a ceiling chandelier, a standard lamp, three table and desk lamps. Altogether a nice mix of attractive antique/traditional style furnishings creating a homely feel..
The room has a large central heating radiator and two double glazed sliding sash windows facing south-southwest on to the street. The room is light, bright and cosy in appearance. It is located next to the spacious bathroom
which has a bath and a separate shower as well as a hand basin and WC.
There are two bedsits, a large kitchen and a large bathroom on the 1st floor and another two bedsits sharing their own bathroom and kitchen on the attic floor above. So you would be sharing the excellent first floor bathroom and kitchen facilities with just one other person - at the moment an Australian in his forties.
This house is not short of bathing or laundry facilities! There is no competition for facilities amongst the total of 4 housemates when the shared part part of the house is fully occupied.
There in no communal sitting room in this house but the rooms are large and the kitchen has space for relaxing as well as cooking.
The minimum stay is for 6 months. After that one month's notice is all that is needed. This gives you considerable flexibility. The first month's rent is to be paid up front. You are expected to return the room in the same clean and tidy condition as when you moved in. If there is any gratuitous or negligent damage or loss of keys you may be charged for it.
The large kitchen overlooking the back garden and park has a sofa and tv, a range cooker, large fridge, large freezer, a washing machine and tumble dryer plus plenty of storage space, tons of communal cooking pans, utensils etc and a dining table and chairs.
The house has gas CH, double glazing, laundry facilities, wide halls and landings, fire doors and closers on all rooms, plus thumb turn mortice locks and a fire alarm system. Licensed by Leeds City Council for multi-occupation, the shared part of this house has all of the required facilities and more!
There is also a weekly cleaner for the communal areas but this does not let you off your responsibility to keep things clean and tidy yourself. No student digs this. It is designed by and for grown-ups who like the comforts of home and the flexibility of renting from a caring and considerate landlord - me!
There is secure storage for your push bike if you have one and on street parking in the street outside. I cannot, however, accommodate an e-bike or e-scooter because the fire hazard associated with their batteries would invalidate my insurance policy.
There is a gym and pool etc at the nearby John Charles Fitness Centre which is quite handy if you like to exercise. Pure Gym is also within walking distance. on the Tulip Retail Park.
It is very pleasant and "leafy" round here despite being so close to the city centre with the park at the back and lovely Middleton Woods nearby where it is a joy to walk in every season. Every Saturday morning there is a Park run round Cross Flatts Park starting at 9am. Twice round the Park is 5km apparently
Many local bus routes run past the end of the street down Dewsbury Road (250m) and it is just a 10 minute bus ride into town (City Station, Headrow or Corn Exchange) + a short walk to the LU and LMU city campus and the LGI. A walk through the park at the back of the house takes you to no. 1 bus route which runs frequently through to Headingley. Additionally there are no less than 12 Arriva buses between 7am and 9am in the morning which will get you to the bus station in 15 minutes. We have the best bus services in the city, bar none!
Showing consideration to your housemates, helping to keep the communal areas clean and tidy and being a non-smoker are the conditions of sharing this lovely home. It is clean, warm, comfortable, friendly and conducive to study or work.
This house is a well-run and well-maintained home which will appeal to people with mature attitude to their accommodation and fellow housemates.
