Double furnished room available. Bills + council tax included for professionals,
(not suitable for students / couples), available 16th December, however I have another smaller room for £450 which is available now, it's one or the other :)

We have a cat, who is outdoors alot but sometimes in the house. Very friendly. He turned up in the garden as a stranded kitten and the owner was never found so he adopted us, not my choice but he's very cute!

Ideal location for someone working in and around Leeds i. e Wakefield/Bradford/Manchester, 5 mins drive to M62/M621/M1


Fully equipped kitchen with appliances inc dishwasher, plates, glasses, cutlery etc no need to bring much/anything.

The house is large with 2 reception rooms, a basement storage, utility with washer no dryer, but an attic room which is warm to hang clothes.

On street parking only, no permits required. Secure bike storage in garage.

All bills included in price however subject to change due to energy price changes, fast Virgin Media Broadband, council tax, TV licence.

I am looking for respectful, relatively quiet aka. not a weekly party person, and environmentally minded (recycling is a must!) humans to share my lovely home with, I am a live in landlady.

I enjoy music and gigs, socialising, cooking, a glass of good wine, making cocktails, yoga and walking. The household can be social but also people keep them selves to themselves. I work away a lot for long periods so aren't always here. But when I am home I'm working most days and therefore don't expect noise/disturbances after 11pm really... Obviously there will be exceptions but just something to keep in mind!

Plenty of shops within a 5 min walk or cycle. 5 mins drive to White Rose Centre, John Charles Centre and Elland Road.

12 mins drive/taxi to the train station/town or. 20 minute cycle/ bus from the end of the road.
