Spacious Double Room in Beeston for single occupan

The double room is available for single occupancy by an employed person of 30 yrs or over, no students or benefit claimants.
We have pet cats here so don't enquire if you don't like cats or have allergies!
The room has a bay window, + is on the first floor at the rear overlooking a garden.
Part furnished with a bed (tba) chest of drawers, bookcase and desk and sofa. Possibly a wardrobe too.
Currently furnished with an Ikea loft bed which will be dismantled if not wanted (it is for sale, makes the room more spacious, but a normal double bed will be provided if not wanted, reducing your deposit).
The house has 1 bathroom with a bath (there is a shower but it's awaiting repair, it will be done soon), washing machine, central heating, rear garden, CCTV, on street parking.
Good access to Motorways. Very frequent buses to town.
It's a quiet house with 3 guys aged 35 to 60, no living room, we don't have parties, but are all friendly people.
Smoking is allowed.. 2 people are smokers and 1 isn't. (a non smoker should be ok/ preferred if you don't mind a bit of smoke, as it's mostly done outside)
Females can apply ... you'll be sharing with three men who are friendly, no hassle, essentially doing their own thing, and leaving you in peace.
Other interests from time to time ... films, cinema, tv, making music, gigs, skateboarding, bouldering, staying in, tea, coffee, healthy living, cooking etc,
If you have a partner guests can stay 2 nights a week and full weeks occasionally, but the tenancy agreement is for single occupancy.
