The house has many original architectural features and is furnished in traditional/antique style. It has a lovely garden where you can enjoy the peace and quiet on a warm evening while watching the bats fly out at dusk
The apartment has a large well-furnished sitting room and bedroom, a large dining kitchen with washer and tumble dryer and a small shower room plus a separate WC. It is fully furnished and equipped to a high standard. The photographs, I hope, wilI tell you most of what you wish to know.
The apartment is not “self-contained” as such but neither does it share any facilities with the other three singletons, each in their own apartment on the other 3 floors of the house (two mature men and one lady). The plan of the house remains the same as when it was built in 1903, so no ugly subdivisions.
The rent is £900 pcm, inclusive of gas, elec, CT, water rate, TV licence and broadband.
I can offer a 12 month contract for this accommodation initially. But it can be extended. I do not permit the number of residents the house to go above four in total.
You may leave after only 6 months if you wish for whatever reason. After that one month's notice is all that is needed. This gives you considerable flexibility. The first AND final month's rent is payable up front plus a bond of £250 (refundable on the return of the flat in good, clean condition).
So you have to find 2 months' rent + £250 at the start of the tenancy. Thereafter the rent is payable calendar monthly in advance. If this sum of money is too much for you to find all at once you can pay the final month's rent in three instalments of £300 starting in the second month of occupancy.
The house is a large 4-storey Edwardian semi-detached with a lovely garden backing on to Cross Flatts Park. It is very pleasant and "leafy" round here despite being so close to the city centre.
Many local bus routes run past the end of the street along Dewsbury Road (250m) and from there it is less than a 10 minute bus ride into City Station, The Headrow or Corn Exchange. Nearby there is also the number 1 bus route that runs direct to Headingley and beyond. Additionally, there are no less than 15 Arriva buses between 7am and 9am which will take you into Leeds bus station in 20 minutes. We have the best bus services in the city, bar none! On foot it takes about 35 mins to reach the town centre.
There are many supermarkets within easy distance. If you have a car there is on-street parking and we are handy for all motorways. There is a shed for parking a bike if you have one, but definitely no E-bikes, please.!
Cross Flatts Park and the nearby extensive MIddleton Park and Woods are lovely places to jog or walk. For fitness facilities there are the nearby John Charles Centre at the South Leeds Stadium and Pure Gym at he Tulip Retail Park.
Showing consideration to the other residents and being a non-smoker are the conditions of sharing this lovely home. It is clean, warm, comfortable and conducive to study or work. Sorry, I cannot accept shift wprkers. It is a well-run and well-maintained home which will appeal to people with mature attitude to their accommodation and fellow housemates.
