Description
I am a small private landlord who lets rooms in the house I own and live in Beeston, South Leeds. I have a lovely ensuite room available now on the first floor which may suit you if you are willing to venture south of the river to Cross Flatts Avenue. I live in a self-contained apartment on the ground floor.
The room now advertised is for a single non-smoker, only. No couples, sorry.
The room is quiet, clean and nicely furnished overlooking Cross Flatts Park park and my back garden. It has dark blackout curtains, a fitted carpet and a CH radiator.. It measures about 10’6” wide and about 15’ long (including the separate ensuite toilet with hand wash basin). It has a comfortable 4’ wide bed provided with all bedlinen, duvet and pillows.
There is plenty of wardrobe hanging space, shelving and plenty of drawers and cupboard space, too. There is also storage space under the bed. There is a small desk with a comfy swivel office armchair. There is also a coffee table as well as an IKEA Poang cream leather easy chair. A terrestrial TV with an aerial socket in the room enables you to receive Freeview.. There are pictures and mirrors on the wall plus three table and desk lamps. Altogether a nice mix of attractive furnishings.
The ensuite facilities have a WC, a pedestal wash basin, mirror, glass shelving, vinyl floor covering, mats and a CH radiator.
There are two bedsits, a large kitchen and a large bathroom on the 1st floor and another two bedsits sharing aother bathroom and kitchen on the attic floor above. So you would be sharing the excellent first floor facilities with just one other person. This house is not short of bathing or laundry facilities! There is no competition for the bathrooms and kitchen facilities amongst the TOTAL of 4 housemates when fully occupied.
The minimum stay is for 3 months. After that one month's notice is all that is needed. This gives you considerable flexibility. The first month's rent is to be paid up front. You are expected to return the room in the same clean and tidy condition as when you moved in.
Just to be perfectly clear, you would share the entire first floor of this spacious Edwardian semi with only one other person. There will be two other housemates living on the floor above who also share facilities only between themselves. This may sound like more people than you would like to share a house with but I can assure you that it is a large house and even when fully occupied it does not seem in the least over-crowded or noisy.
The large, first floor dining kitchen (15' x 12'6") overlooks the big back garden and park. It has a sofa and tv, a range cooker, large fridge, large freezer, a washing machine and tumble dryer plus plenty of storage space, tons of communal cooking pans, utensils etc and a dining table and chairs.
There is secure storage for your push bike if you have one but, sorry, I cannot accommodate E-bikes. On street parking is available in the street outside.
My house has gas CH, double glazing, laundry facilities, wide halls and landings, fire doors and closers on all rooms, plus thumb turn mortice locks and a fire alarm system. Licensed by Leeds City Council for multi-occupation, the shared part of this house has all of the required facilities and more!
There is also a weekly cleaner for the communal areas but this does not let you off your responsibility to keep things clean and tidy yourself. No student digs this. It is designed by and for grown-ups who like the comforts of home and the flexibility of renting from a caring and considerate landlord - me!
There is a gym and pool etc at the nearby John Charles Fitness Centre which is quite handy if you like to exercise. Pure Gym is also within walking distance. on the Tulip Retail Park.
It is very pleasant and "leafy" round here despite being so close to the city centre with the park and lovely Middleton Woods nearby. Many local bus routes run past the end of the street down Dewsbury Road (250m) and it is just a 10 minute bus ride into town (City Station, Headrow or Corn Exchange) + a short walk to the LU and LMU city campus and the LGI. A walk through the park at the back of the house takes you to no. 1 bus route which runs frequently through to Headingley (LU). Additionally there are no less than 12 Arriva buses between 7am and 9am in the morning which will get you to the bus station in 15 minutes. We have the best bus services in the city, bar none!
The rent for this ensuite room is £650 pcm inclusive of all bills including broadband. When the 3-monthly fuel “price caps” or standing charges take effect there may be a small increase in the rent but this is unlikely at the moment.
Showing consideration to your housemate, helping to keep the communal areas clean and tidy and being a non-smoker are the conditions of sharing this lovely home. It is clean, warm, comfortable, and friendly.
Please note that this accommodation has no shared sitting room. However, the rooms are large and comfortable enough for this not to be a problem, in my opinion. This house is a well-run and well-maintained home which will appeal to people with mature attitude to their accommodation and fellow housemates.
