I am a live-in private landlord who lets rooms in my own home, a handsome 4 storey Edwardian house backing on to Cross Flatts Park in south Leeds. I will have a very nice well-appointed 2nd floor room available from Sunday 15th Sept 2024 for a single non-smoker that may suit you if you are willing to live south of the river in Cross Flatts Avenue.  I live in a self-contained apartment on the ground floor. 



There is a gym and pool etc at the nearby John Charles Fitness Centre, training venue for some of our Olympic divers, which is quite handy if you like to exercise. Pure Gym is also within walking distance on the Tulip Retail Park. There is a Park Run round Cross Flatts park every Saturday morning at 9am if you like jogging. Twice round the Park is 5 km (apparently!) . It is very pleasant and "leafy" round here despite being so close to the city centre - with the park and lovely Middleton Woods nearby. The house has a lovely garden backing on to the Park plus secure storage for your bike if you have one. There is on street parking outside..



The room is quiet, clean and nicely furnished.  It measures about 15’ x 15' with a 
Velux window (plus blind) in the sloping ceiling. There is a comfortable kingsize bed tucked under the slope of the roof.  It also has a fitted wardrobe in the chimney alcove plus drawers and cupboards - plenty of storage space for you.



There is a big desk, a tall bookcase and two small filing cabinets plus a comfy swivel office armchair. There is also a coffee table as well as an IKEA Poang cream leather easy chair. A terrestrial TV and aerial socket is in the room enabling you to receive Freeview. Bed linen and duvet etc are all provided. The room has a fitted carpet with an antique room-size handmade Persian rug laid on top. It has pictures and mirrors on the wall, table and desk lamps and a standard lamp.  Altogether a nice mix of furnishings.  



On the same floor there are two other bedsits plus a shower room with WC and basin.  This  also houses a tumble dryer. There is another bathroom (with bath and shower) on the floor below.  This house is not short of bathing or laundry facilities!  One of the other rooms also has ensuite facilities. So there is no competition for the bathrooms amongst the total of 5 housemates sharing.



The minimum stay is for 3 months.  One month's notice is all that is needed when you decide to move on.  This gives you considerable flexibility. 

The rent of £600 pcm is payable monthly in advance. with the final month's rent paid up front, too, when you move in, plus a security bond of £250 (refundable when you leave provided the room is as clean and tidy as when you moved in!). The rent is inclusive of ALL bills including broadband, TV Licence, Council Tax ( Band B), Water rate, gas and electricity. 



I know £1,450 is a lot of money to find up front. If you wish you can pay the final month's rent in 3 instalments of £200 starting in the second month of occupancy.



You would share the top two floors of this spacious Edwardian semi with a nice group of 4 other people, grads and professionals, aged 25-55 all British, at the moment, and all non-smokers.  This may sound like more people than you would like to share with but I can assure you that it is a large house and even when fully occupied it does not seem in the least over-crowded or noisy.  



The large, first floor dining kitchen (15' x 12'6") overlooking back garden and park has a sofa and tv, a range cooker, large fridge, large freezer, washing machine plus plenty of storage space, tons of communal cooking pans, utensils etc and a dining table and chairs.

The house has gas CH, double glazing, laundry facilities, wide halls and landings, fire doors and closers on all rooms, plus thumb turn mortice locks and a fire alarm system.  

Licensed by Leeds City Council for multi-occupation, the shared part of this house has all of the required facilities and more!

There is also a weekly cleaner for the communal areas.  No student digs this. It is designed by and for grown-ups who like the comforts of home and the flexibility of renting from a caring and considerate landlord - me! 



Many local bus routes run past the end of the street down Dewsbury Road (250m) and it is just a 10 minute bus ride into town (City Station, Headrow or Corn Exchange) + a short walk to the LU and LMU city campus and the LGI.  A walk through the park at the back of the house takes you to no. 1 bus route which runs frequently through to Headingley. Additionally there are no less than 12 Arriva buses between 7am and 9am in the morning which will get you to the bus station in 15 minutes. We have the best bus services in the city, bar none! 



Showing consideration to your housemates, helping to keep the communal areas clean and tidy and being a non-smoker are the conditions of sharing this lovely home.  It is clean, warm, comfortable, friendly and conducive to study or work. 

Please note that this accommodation has no shared sitting room. apart from the kitchen. However, the rooms are large and comfortable enough for this not to be a problem (in my opinion.)



You will receive a 6 month Assured Shorthold tenancy rolling over to a periodic monthly tenancy. You may also leave before the 6 months is up for any reason.

This house is a well-run and well-maintained home which will appeal to people with mature attitude to their accommodation and fellow housemates. Longing to hear from you!
