A double room available to let in a beautiful, quite semi-detached house in Leeds City/Belle Isle area (LS10 3).
The area in well-connected via buses 74, 86, 9, 12, 13 and 13A (~ 20 minutes to city center). The bus stop is 5 minute walk from the house and there is the option for parking in the neighborhood parking area.
The house is very clean and will always be clean and tidy, so a new lodger/tenant is expected to keep it clean and tidy.
The area is quite, safe and thus it is very suitable for professional or post-grad student. The house has two gardens with lots of space.
About the lodger/tenant:
Someone with good hygiene practices who works/studies full-time (as I had very bad experience with some lodgers/tenants and their hygene prctices so I do NOT want to have the same bad experiance).
Someone who can help to keep the house clean and tidy.
Sorry but NO smoking, drugs or alcohol allowed inside the house (certainly you have your freedom to smoke or drink alcohol outside the house, but please be sober inside the house! vapping e-cigarettes is OK inside the house). Also NO pets please.
For health, safety and security reasons, guests and friends are NOT allowed to come to the house. This house is quite and not a party house at all.
The rent is £100 /week for the double room; the deposit £300. The rent includes council tax but it does not include bills (gas, electricity or water and these should be ~ £30 per person a month in summer, ~£65 in winter so you expect all your accomodation cost would be max ~ £475/ month in Summer or £515/month in winter). This is cheaper & cleaner than other places.
Typically WiFi provided for free.
PS: If you want the room for less than 3 months the rent will increase. Also if you want it after a while, either you book it now otherwise the rent will be higher.
