Room in end-terrace, Birstall, West Yorkshire

I'm aiming to rent out one of my two spare rooms. The price of one room is based on renting Mon-Sun and includes off road parking*. If you only require Mon-Fri or do not need parking then there will be slight reduction in rent. If you have a request for storage, then this can be negotiated.

Bedroom 1 size: 320x290cm, let me know what furniture you need.

Bedroom 2 size: 325x220cm, let me know what furniture you need.

Bills - All included.
Cleanliness - As you can see I am part way through doing up house so you will need to be able to tolerate clutter or a bit of painting etc!
Garden - Large!
Internet - Currently a basic package but I will upgrade if it becomes an issue
Home working - There is decent space in the living room, potentially I might get a posh shed!
Noise - Ideally quietish between 10pm and 9am, we can chat more.
*Parking - Currently I only have one off-road parking space
Parties - I only organise two a year. I'm happy to organise more depending on the housemate.
Shared rooms - Dinning Room (see photo), Living Room, Kitchen, upstairs toilet, downstairs toilet with electric and gas bath/shower*.
Smoking - Outside only

I lived in a few house shares when I was younger so I know how things are.

*Note standing height in shower is only 173cm! I hope to install a better shower upstairs by late 2021.
