**Full time lodger or Monday to Friday lodger - either option is available (Monday to Friday would be pro rata.) **

Hello, my name is Rachel and I live in a quiet, comfortable and well presented semi detached house in Wyke, South Bradford.

I am a friendly, sociable person who enjoys peace and quiet, the outdoors and my garden and I am looking for a like minded person with whom I can share my home.

The house backs onto an open field with far-reaching views and is on a quiet cul de sac. It is located in a popular residential area with a good range of local shops (including Asda and B&M Express,) a post office, public houses, takeaways and many other useful amenities which are all walking distance away. It is only 2 minutes drive away from junction 26 of the M62 motorway network providing easy access to Bradford, Leeds and the wider region beyond.

I am looking for a lodger for a spacious double bedroom with bay window. The room is south facing so it gets plenty of sun and is warm and cosy. It is a light, airy and comfortable room with a built in double wardrobe and three built in cupboards so there is loads of storage space! There is a television with Freeview box, a chest of drawers, a comfortable chair and also a bedside table and lamp - if there are any other things that are required in the room, please just ask and I will try my best to accommodate your request!

The room is currently being redecorated and refurbished so will not be available until the beginning of November. (The photos show the bedroom as it is at the moment!)

There is a shared bathroom and living room and a lovely large kitchen which overlooks the garden and the field beyond.

The kitchen is fully equipped with an oven and hob, microwave, fridge freezer and washing machine. There is also loads of storage space in the fitted units.

There are double doors at the back of the house which open out onto the raised patio and beyond that is a lovely, secluded and tranquil rear garden perfect for sitting out in on a warm evening!

There is off road parking on the driveway at the side of the house and there are also gates on the driveway.

References and a deposit will be required before moving in, as will a signed Lodger Agreement. All bills are included in the rent including broadband .

The rent includes all utilities - gas and electric, fibre broadband, water and council tax.
