Large double room, recently decorated, inc bills

I have a large double room available soon in the village of Idle, perched above the River Aire between Leeds and Bradford. The room is recently decorated and available late July / early August. Photos will be updated as I complete the room.

Whilst new in this location, I have always shared, and accommodated a series of 3 lodgers long term over 11 years in my previous house. I was a tenant of private landlords in a series of 16 guest houses, houses and flats from 1987 to 2009, so understand the needs and pressures of a tenant, and will be as fair as I am able.

The room offered is large with built in 5 door wardrobes, and overlooks the sheltered rear garden. New bed, easy chair new bedside tables curtains and lampshade are provided. A sizeable desk and chair are also provided. My office job is home based, and I’m happy for you to work alongside me, or there is space to work at the bedroom desk.

A guest room is available for short term use with prior agreement. Sky broadband is available, with Sky TV to a 55” TV in the living room and guest room, and I’m happy to provide another Sky box if you bring your own bedroom TV.

Sharing the spacious kitchen, living and dining room, conservatory and 2 bathrooms is with me, one cat, two Yorkshire Terriers and a Border Collie puppy. Pets permitted by prior agreement only, to be sure of compatibility

Views from the living room are across the Aire Valley towards Baildon and Guiseley, including Leeds Bradford Airport, which is far enough away not to hear any planes. Also in the living room are a dining table for 6, and a sofa which is shared with the dogs. I can provide a parking space.
